President, Brenda Gallagher is a very well respected
individual known throughout the apartment industry for
integrity, professionalism and her ideals in promoting

Brenda Pritchard,
formerly Brenda Gallagher, started Horizon Realty
Management in 2001 because she felt owners and
investors needed a quality property management
group that was sensitive to the needs of owners
while providing superior customer service to
residents. Brenda is a veteran to the industry
with over 30 years of experience. Her commitment
and attention to detail earned Horizon Realty
Management the prestigious “Property Management
Company of the Year” award in 2007. Horizon was
also designated an Accredited Management
Organization (AMO) by the Institute of Real
Estate Management.
Ms. Pritchard has her Certified Property Manager
(CPM) designation from IREM and was the 2009
President of the Florida Apartment Association.
She also serves on numerous boards and
committees for the National Apartment
Association, the Florida Apartment Association,
the First Coast Apartment Association and the
Institute of Real Estate Management.
Brenda’s leadership and commitment to excellence
is evident in her team, from the Regional
Managers down to the on-site Leasing
professionals. She
is known by her peers for her integrity and for
raising the bar of professionalism within the
industry. In the last 10 years, Brenda has
developed three different “Property Managers of
the Year” and three “Assistant Property Managers
of the Year” as leaders of the apartment
industry.
Brenda’s talents have been expanded into new
product development as well. She consulted on a
number of new development projects for The
Development Group. Her role was to provide
direction on floor plans, club house design, and
site planning. Through Brenda’s assistance, The
Development Group achieved the following awards:

Beth Carozza
Regional Manager

Beth Carozza
is a Regional Manager with Horizon Realty
Management and brings over 20 years of Property
Management experience to our team. One of Beth’s
primary responsibilities is to maximize the
income potential of her properties by executing
an aggressive marketing and leasing the plan.
She accomplishes this through networking,
recruiting and training professionals in her
field. Secondly, Beth prepares and oversees the
operating expense budget for each property in
her portfolio. Her timely reporting of any
budget variances lets owners and clients
know exactly how the property is performing.
Working closely with on-site staff including the
maintenance staff, Beth seeks to minimize
monthly expenses through regular preventative
maintenance programs and a careful analysis of
each expense. With as many as 40 employees under
her supervision, Beth has been able to
consistently select the right teams and inspire
her people to succeed.
During her 20 year career as a Regional Manager, Beth
has overseen the day to day operations of assets
ranging from luxury to affordable communities.
Beth has also overseen several successful
multi-million dollar renovations and
re-positioning of these assets to meet and
exceed owner and investor objectives. Beth managed the
rehab and lease up of a 3 property portfolio in
a Dallas submarket. Through effective
management, Beth increased occupancy by an
average of 15% during the rehab and later
stabilized the properties at 90%, exceeding the
investor goals.
Beth received her Certified Apartment Portfolio
Supervisor (CAPS) certification from the
National Apartment Association in March 2009.
This achievement ranks Beth among the most
experienced and respected in her industry. She
is also a licensed Condominium Association
Manager and Florida Real Estate Sales Associate
in the State of Florida and has her RRP
(Renovation, Repair, Paint) certifications from
the Environmental Protection Agency. |

Laura Hains
Regional Manager

Laura Hains
is a Regional Manager for Horizon Realty
Management. She oversees a portfolio of
Apartment Communities, Retail and Office space,
as well as several Condominium Associations.
Laura is responsible for maximizing the
financial performance of her properties by
efficiently supervising on-site management,
leasing and maintenance personnel. One of her
primary responsibilities is preparing budget
estimates and monitoring monthly variance
reports. Coupled with that, she reviews weekly
leasing reports and directs the marketing
efforts for each of her properties. Laura also
directs the hiring, training and recruiting of
the on-site team to ensure competent and skilled
professionals are in place to preserve asset
value and enhance cash flow to the property
Owners. Laura has 10 years of experience in
property management.
Prior to being a Regional Manager, Laura was a
Property Manager and in 2004 was awarded
“Property Manager of the Year” by the First
Coast Apartment Association. However, this was
not her first award. In 2003 Laura was awarded
the “Assistant Property Manager of the Year” for
her work at The Heritage at Deerwood, one of
Jacksonville’s premier luxury apartment
communities.
Laura currently holds a Florida Real Estate
Sales Associate License and a Florida Community
Association Manager’s License. She received both
her Certified Apartment Manager (CAM) and
Certified Leasing Specialist designations from
the National Apartment Association. |

Jim Deakyne
Director
of Business Development

Jim Deakyne
is the Director of Business Development for
Horizon Realty Management. With over 15 years of
experience, he is
responsible for maintaining and developing new
clients while marketing the firms multifamily
investment services including property
management, due diligence for new acquisitions,
underwriting and site selection.
Prior to joining Horizon, Jim was President of
Urban Advisors, LLC, a boutique real estate
brokerage firm that provided brokerage services
for developers and land owners. Focusing on
urban infill development opportunities, he has
successfully sourced strategic sites for
developers throughout the state of Florida. In a
4 year period, Jim sourced numerous land parcels
valued at over $120 million. This earned him the
Power Broker award in 2005 and 2006. His success
has resulted in the development of over 4,200
multifamily and single family units and over 1.2
million SF of commercial space.
Jim graduated from the University of North
Florida with a Bachelors degree in Business
Administration with an emphasis on Corporate and
Real Estate Finance. He currently holds a
Florida Real Estate Broker license. |

Kim Hyatt
Regional
Training Manager

Kim Hyatt is
the Regional Training Manager for Horizon Realty
Management. She is responsible for all employee
orientations, which includes implementing
company policies and procedures, training of job
description responsibilities, logistics
associated with opening a new property, software
set-up and training. Kim started her career in
Property Management as a Leasing Specialist
during April 2000 in Jacksonville, Florida. In
this position she was involved in a 350 unit
lease-up in Jacksonville’s growing Gate Parkway
area. After 8 months of exceptional leasing
ability and organizational skills Kim was
promoted to Assistant Manager.
In 2003 Kim accepted a position with Horizon
Realty Management as an Assistant Manager.
Within a few months of taking this position, her
recognizable skills led her to transfer to one
of Jacksonville’s most luxurious communities,
Village Walk. It was beginning a lease up in
the fall of 2003. This was Kim’s second lease-up
and was very successful. Village Walk, began
leasing 240 units in December of 2003 and by
July 2004 was 100% pre-leased. Kim was the
Property Manager when Village Walk was named
Community of the Year in 2005.

Apartment Association and received her RRP
(Renovation, Repair, Paint) certifications from

Kelly Morton
Commercial Leasing
& Sales Associate

Kelly Morton
plays a key role for the company and is active
in property management, leasing, brokerage and
operations management. She directs the leasing
and marketing of the St. Johns Villas, a 42,000
square foot water front shopping center in
historic Avondale. She is responsible for
marketing the property as well as all lease
negotiations. During her first year of leasing,
in a recessed economy, Kelly leased
approximately 3,000 SF increasing occupancy by
6%. A few of her key challenges included leasing
the property while upgrading the shopping
center’s tenant mix. Kelly represents the Owner
in all lease negotiations and is responsible for
assisting property owners in negotiating lease
terms . She also manages tenant relations as
well as lease administration. As the director of
leasing, Kelly tracks the current market and
submarket trends so as to maximize leasing
opportunities for the owner in terms of market
rents and terms.
Prior to her work in brokerage and leasing,
Kelly was instrumental in the lease up of The
Heritage at Deerwood apartment community.
The Heritage at Deerwood is one of the true
“AAA” apartment communities in Jacksonville with
condominium sized units and high end finishes.
This community achieves some of the highest
rents in the market.
Kelly is also the Executive Assistant to the
President of Horizon Realty Management and
provides critical support to human resources
including, personnel, project scheduling,
employee relations and public relations. She is
often the person the company turns to when
urgent and time sensitive projects arise.
Kelly is a member of Northeast Florida
Association of Realtors (NEFAR). She graduated
from the University of North Florida with a
Bachelors degree in Business Administration with
an emphasis on Marketing. She currently holds a
Florida Real Estate Sales Associate license. |

Mike Kazmierski
Accounting Manager

Mike Kazmierski
is the Accounting Manager at Horizon
Realty Management, Inc. He oversees the
accounting team and is responsible for the
overall accounting processes. Recognizing the
intricacies of property management accounting,
Mike has focused on implementing processes that
streamline the assimilation of financial
information into regular financial reports. In
addition to financial reporting, Mike also
handles insurance matters, cash analysis,
Condominium Reserve analysis, budgeting, and
coordinates treasury services for property
owners.
Mike has extensive experience in public
accounting and taxation. He has spent the past
five years focusing on property management and
development. He has worked on analysis models
for capital projects and coordinated property
development and job cost tracking.
Mike graduated Magna Cum Laude with a Masters of
Accounting from the University of North Florida,
Bachelors in Accounting from Florida State
University and is a Certified Public Accountant
in Florida.

Tammy Dockins
Director of Operations &
Financial Management

Tammy Dockins
is the Director of Operations and Financial
Management at Horizon Realty Management. She
works directly with Investors/Owners on specific
monthly reporting requirements and overall
Investor/Owner relations. She is responsible for
financial reporting on a portfolio of
communities including: commercial properties,
condominiums, and apartments. She meets with
prospective owners on their properties prior to
management, aids in the set up and transition of
the property information, and works directly
with operations to ensure the property
transition is smooth.
She works directly with Regional Managers on an
ongoing basis to provide analysis of the
financial statements, cash management and
forecasting. This provides
owners not only historical information but
future expectations and different options to
help achieve the owner’s overall goals.
Tammy has over fifteen years of experience and
expertise in property management and has worked
with large real estate management and
development companies. In the past fifteen
years, Tammy has helped develop over 2,000
apartment homes and 1,184 condominiums valued at
over $300 million. She has worked on the
management of over 26 properties and 40,000
square feet of commercial space.
Tammy has experience working on reporting
packages for REITs as well as individually owned
assets. She has experience with assets
undergoing renovations, foreclosures,
development, and stabilized operations. Her
expertise in the various facets of real estate
and accounting has given Horizon Realty
Management an edge over other management
companies.
Tammy received both her Bachelors in Business
Administration and her Masters in Accounting
from the University of North Florida. She
currently holds a CPA license in the State of
Florida.

Steve Arnold
Regional
Maintenance Supervisor

Steve Arnold
is the Regional Maintenance Supervisor for
Horizon Realty Management. Steve is responsible
for the training, supervision and staffing for
all on-site Maintenance personnel. He is also
responsible for minimizing maintenance expenses
for the portfolio. With over 30 years of
experience, Steve is amply qualified and skilled
in training his technicians on how to quickly
and efficiently diagnose and solve maintenance
problems.
Steve has been instrumental in developing
policies and procedures for all on-site staff
and is responsible for developing cost savings
programs for the portfolio. His most recent
contributions include developing custom water
reduction programs, preventative maintenance
programs and Emergency Preparedness procedures.
His respect among industry peers and his
extensive knowledge of the industry qualified
him as an expert consultant to the City of
Jacksonville. Steve served on a committee that
was developing the Maintenance Craftsman License
requirements for the City. Steve’s input was
invaluable as it reflected his 30+ years of
experience.
Steve holds an HVAC/ Universal license,
Journeyman Plumber license and maintains his
certifications as a Property Maintenance
Craftsman, Certified Apartment Maintenance
Technician and Certified Pool Operator. He was
also certified by the EPA as a Lead Base
Renovator and has his RRP
(Renovation, Repair, Paint) certifications from
the Environmental Protection Agency.
